The Site

Western Gateway is found on Outland Road, the main route into Plymouth City Centre from the north and expands 0.35 hectares (0.86 acres). It sits next to the Plymouth Life Centre and Home park, the stadium for Plymouth Argyle Football Club and accessed by Mayflower drive. Bordering the site is an area owned by Plymouth City Council, providing a 16-space car park and undeveloped land totalling 0.19 hectares (0.47 acres), terms have been agreed with Plymouth City Council for a 99 year lease calculated by the number of car parks on site.

Currently a number of these buildings make up a veterinary practice with kennels and a cattery. Toward the front of the property there is a two story section with single story extensions running adjacent to Mayflower Drive. The site has car parking to the north and undeveloped land behind the buildings to the south.


In January 2018, full planning consent granted for a mixed-use development on the site (17/01684/OUT) and in June 2020 reserve matters were granted (19/01856/REM). This includes a 156-bedroom hotel, a 3,000sq ft restaurant, a 9,000 sq ft gym and a 4,200 sq ft veterinary surgery.
