Laceworks

The Laceworks development has breathed new life back into much-loved Grade II listed factory buildings in the North Devon town of Barnstaple, while providing new homes for the local community.

Opened in 1825, Laceworks began as a lace-making factory, serving as one of Barnstaple’s biggest employers. This local prominence has left a great and lasting impression on the town, with much of the built environment having been designed around the site. The site was closed in 2013 by its final owners, Heathcoat’s of Tiverton, and remained unused until it was acquired by Homes England in 2017. It comprises both factory buildings and an Edwardian block.

The Laceworks site is located on Derby Road in Barnstaple, North Devon. Only a few minutes walk from Barnstaple High Street, and well connected to local parks and the primary school, it is an accessible and attractive location. Situated in North Devon, Barnstaple itself is also only a short drive from some of Devon’s most beautiful beaches including Croyde and Woolacombe.

Progress

All LiveWest homes are happily occupied  and the open market homes are due to be completed by Spring 2026.

We have transformed Laceworks into 65 new homes providing quality contemporary living while also embracing the site’s unique heritage. The factory residences offer original architectural features including vaulted ceilings, large windows, and exposed historic details, as well as benefitting from courtyard parking and landscaped communal areas. It has created elegant, light-filled living spaces that blend heritage with modern comfort. Revitalising this site while remaining sympathetic to its rich heritage represents our ongoing commitment to brownfield restorations and sustainable practice.
